The drive
Cancun airport to the Hotel Zone
The Hotel Zone sits 12.3 miles from the airport and the drive is about 25–35 min. It is the shortest run we make out of CUN and the one most arrivals take.
The airport road meets Boulevard Kukulcán at its SOUTHERN end, by Punta Nizuc. That is the part people get backwards: kilometer markers count up from the city end at km 0 to Punta Nizuc at km 25, so a HIGHER marker is closer to the airport, not further from it.
Punta Nizuc is 7.4 miles from the terminal, about 15 min. Punta Cancún, in the middle of the strip, is 15 miles and about 30 min, because the car has to run the length of the boulevard to reach it.

The boulevard
Boulevard Kukulcán, kilometer 0 to 25
The Hotel Zone is a narrow strip of land shaped like a number seven, with the Caribbean on one side and the Nichupté lagoon on the other. Everything on it is addressed by its kilometer marker along Boulevard Kukulcán rather than by a street number.
The strip divides into three stretches that feel quite different from one another.

Why the hotel name matters more than the number
A kilometer marker locates a property to within a few hundred meters, not to a door. Several resorts can share the same marker, and properties with similar names sit at opposite ends of the strip.
So the booking needs the full property name as well as the marker. That is what the driver uses at the entrance, and it is what resolves the cases where two hotels in the same chain are both on this boulevard.

- Km 9 and km 20 are a real distance apart, and km 20 is the closer of the two to CUN.

Two we run to often enough to know the approach: Iberostar Coral Cancún at km 17 on the lagoon stretch, and Royalton Chic Cancun further along the same boulevard. Both come from completed bookings rather than a list of names.

Late arrivals
The party center, and landing late
The stretch around Punta Cancún, roughly km 9 to km 12, is where the clubs are, including the Coco Bongo area. For a group whose evenings are going to happen there, staying on that stretch removes the taxi problem entirely.
It also changes the drop-off. On a busy night the boulevard around the clubs moves slowly and the curb outside a venue is not somewhere a vehicle can wait. For a group arriving late, the practical answer is the hotel entrance rather than the venue.
Late landings are otherwise the easy case here. This is the shortest transfer on the coast, the boulevard is well lit, and a midnight arrival takes no longer than a midday one. Waiting is free for 60 minutes after the aircraft lands, which covers a slow immigration queue on a late flight.
Going home
What time to leave the Hotel Zone for your flight
Short as the drive is, the boulevard is the part people misjudge, and usually in the wrong direction. Leaving from km 9 is a longer trip than leaving from km 20, because the airport road joins at the km 25 end.
Allow the 25–35 min drive, plus whatever your airline asks you to be at the terminal for an international departure. Add margin if you are up at the city end of the strip, around Punta Cancún or below it.
